Title Companies: We always use a neutral third-party title company/attorney local to your property. The title company’s job is to verify that we are a real company, and that we actually have the funds to purchase your property. They verify everything from our company’s formation documents, to our legal status. They also verify that you own the property and can legally sell the property. This way, both of us are protected!

Clear Agreements: We also provide you with a clear written offer for your property that indicates that we will pay closing costs, and any other reasonable fees, as well as our contact information, phone numbers, emails, website addresses, etc. You’re welcome to take a look at our site and do your own research!

Communication: We keep you informed every step of the way. You’ll know who the title company is, what the expected closing dates are, and you have full permission and are encouraged to contact the title company to find out where everything is in the process. We want full transparency!

We try to make it as easy as possible. The steps usually go something like this:

1. We’ll communicate via your preferred method (phone/text/e-mail) and present you with a verbal offer.  (Let us know if you have any other properties you’d like to sell so we can take that into consideration!)

2. We discuss the offer with you and reach a verbal agreement and then send you a purchase and sales agreement.  This agreement does not transfer the property, but it provides the title company the information they need to get started.  (We can help you find a notary either online or locally in person to sign the purchase agreement) 

3. We’ll locate a local title company in the area of your property and send them the purchase agreement so they can perform a title search to verify aspects of the property and verify our status as a company and ability to purchase the property.

4. We will put the funds for purchasing the property into an escrow account with the title company (they will hold the money until all paperwork is signed) while the title company draws up the transfer deed and facilitates the signing of the closing paperwork.

5. When we both sign paperwork, the deed transfers to us, and the money is transferred to you via your payment method of choice.
